Real Estate statistics traditionally demonstrate that spring through early summer is the best time to list and sell a home. Especially with the weather climate in Minnesota. Agents and brokers claim that timing is best then, with phrases like; "When the snow starts to melt, and "When the birds start chirping".

Recent MLS Market Data also supports the concept that spring and early summer sales are usually higher versus other months of the year. For the last decade alone, pending sales increased an average of over 25% during the spring and early summer months, over the other months during those same years- even during the Real Estate crash.
However, there are downsides to trusting only the increase in sales statistic during this period of the year. For example; along with an increase in buyer activity in the spring, there are more listings in inventory, which can cause more competition.
School being out in the summer months is also a main reason why people like the idea of selling in spring and moving in the summer. That is a great time to either change schools, or have children adjust to a new home setting before school starts in the fall.
However, another argument against selling in the springtime is that there are many "tire kickers" out in the spring and summer months that aren't in a position to actually buy. Some experts argue that if your home is for sale during the winter months, it will likely get buyers that are serious about buying, because if someone is moving in the winter- they must be motivated, right?
The truth is, homes sell every month of the year. If a home is staged properly, priced properly, and marketed properly, it stands a good chance of getting top dollar no matter when it's for sale. It really comes down to each homeowner's own motivations and timeline. There are just too many variables that can influence when to sell, therefore;
